Overlooking, loss of outlook and daylighting constraints drove the design of this mixed-use development in an extremely tight urban courtyard space, set behind existing shops, houses and flats.

The open plan ground floor office space for 12 staff focuses on the semi-public courtyard. Access to the residential accommodation at first and second floor is to the side. Six student type ensuite bedrooms, communal kitchen/dining and lounge, with access to a roof top terrace and vegetable garden have been created within an irregular plan form, faced in brick and topped with a copper clad set back roof element.
