Clapham One, a newbuild £8m mixed use regeneration scheme in South West London, combined residential and leisure on a single site.

The delivery of high quality buildings on the tight urban site was key to creating a design that reflected a strong townscape with well defined and well designed space. A new development of 63 apartments and three workshops in two separate buildings provides a mix of 44no. social rented and shared ownership apartments (for Notting Hill Housing Trust) and separately 19no. private apartments for sale.

The buildings co-exist with the leisure centre on the site and share a highly vibrant place in the form of an urban mews with a scale of intervention that conceptually references the notion of the townhouse with dwellings of domestic scale. The units comprise, one, two, three and four bedrooms and all share communal roof terraces as well as most having private balcony spaces.

The scheme was designed to deliver space standards as set out by London Borough of Lambeth and include a number of easily accessible apartments throughout the build. Renewable energy systems are employed within the design with the six storey buildings utilising zinc, brick and render to its facades reflecting both the surrounding residential and light industrial context. The overall scheme aligned with a partner scheme on the High Street has transformed living and leisure services in the borough.
